EFC (I) Limited has expanded its managed office footprint in Pune by taking the entire 95,897 sq. ft. building at Koregaon Park Annex on a long-term lease. The new facility is expected to add more than 2,000 seats to the company’s managed office portfolio and has a revenue potential of more than ₹70 crore.

EFC Adds 95,897 Sq. Ft. Managed Office Facility in Pune

The company has entered into a lease for the entire building, which has a total floor area of 95,897 sq. ft. The facility is an A+ category building and will be operated under EFC’s control.

The company said having control over the entire building is expected to provide greater flexibility in operations, branding, customer experience and space utilisation. It is also expected to support margin optimisation across the managed office facility.

Expansion Strengthens EFC’s Pune Operations

The addition of the new facility further expands EFC’s managed office platform in Pune, one of its key markets. The company expects the additional capacity to help address demand for professionally managed, technology-enabled and fully serviced workspaces.

With more than 2,000 additional seats, EFC will have increased capacity to serve enterprises seeking scalable and professionally managed office environments across commercial micro-markets in Pune.

EFC Highlights Operational Control

EFC (I) Limited Chairman and Managing Director Umesh Sahay said the lease of the entire A+ category building represents an addition to the company’s managed office portfolio in Pune.

According to the company, complete control over the premises is expected to support consistency in workplace experience, operational efficiency and margin management, while allowing greater flexibility to configure the space according to customer requirements.

Expansion Follows Ultrafresh Acquisition

The Pune facility expansion follows EFC’s recent acquisition of Ultrafresh, which the company said has strengthened its capabilities in furniture manufacturing and Design & Build.

EFC operates across three core verticals — managed office spaces, Design & Build and furniture manufacturing. The company expects the expansion of these verticals to support the development of its Real Estate as a Service (REaaS) platform.

The latest facility adds further capacity to EFC’s managed workspace portfolio and expands its presence in Pune’s commercial real estate market.
