Embassy Developments Limited has signed a Memorandum of Understanding (MoU) with Dinesh Thakkar, Founder, Chairman and Managing Director of Angel One Limited, for the sale of an entire residential tower at its ultra-luxury Embassy Terraza development in Juhu, Mumbai, for approximately ₹711 crore.

According to the company, the transaction represents India’s largest single residential unit transaction. The announcement was made by Embassy Developments Limited (NSE: EMBDL, BSE: 532832) in a regulatory filing dated September 22, 2026.

₹711 Crore Residential Transaction at Embassy Terraza

The residence being acquired by Dinesh Thakkar comprises an entire G+7 storey residential tower with a RERA carpet area of approximately 63,000 sq. ft. The transaction value is estimated at around ₹711 crore.

The Embassy Terraza project is located on Juhu Tara Road in Mumbai and is positioned as an ultra-luxury, low-density residential development. The project spans more than 2 acres and is planned to have approximately 50 residences.

Embassy Developments stated that the project has an estimated Gross Development Value (GDV) exceeding ₹3,000 crore.

Embassy Terraza to Offer Five-Tower Residential Development

Embassy Terraza comprises five towers, with the development planned around a low-density residential format. The project design includes one residence per floor, along with features such as sea and city views, landscaped internal gardens, wellness facilities and lifestyle amenities.

The project is being developed by Embassy Developments Limited under a development management (DM) model.

The company said the Juhu location is among Mumbai’s established premium residential addresses, with the area being home to business families, industrialists and other high-profile residents.

Dinesh Thakkar to Acquire Entire Residential Tower

Dinesh Thakkar, Founder, Chairman and Managing Director of Angel One Limited, is acquiring the entire residential tower under the transaction.

The residence has been named ‘Angelus’, according to the announcement. The company said the property is intended to serve as a family home and will incorporate features focused on privacy, spaciousness and views.

Thakkar said Juhu was selected for its location and that the acquisition focused on privacy, space and sea views. He also said the residence would be developed as a long-term family home.

Embassy Developments Expands Mumbai Residential Portfolio

Jitendra Virwani, Chairman of Embassy Developments Limited, said the company has developed residential projects in Mumbai and that the acquisition at Embassy Terraza reflects the positioning of the development in the city’s luxury residential market.

Embassy Terraza adds to Embassy Developments’ residential portfolio in the Mumbai Metropolitan Region. The company’s existing projects in the region include Embassy Citadel in Worli, Embassy Serenity in Alibaug, Embassy Park in Panvel and Embassy One in Thane.

The company said Embassy Terraza further expands its residential presence in the Mumbai Metropolitan Region.
